I’m going to tell you something that is going to shock you.
Mortgage companies are NOT ALLOWED TO PROFIT on the sale of a foreclosure.
Unbelievable right? Well, it’s true. Any excess funds that they receive on top of what was owed to them from the original borrower have to go to a state fund. They are not allowed to keep the additional proceeds!
So, if the mortgage company is selling a home that is worth $80,000 and only $20,000 was owed to them by the original owner, anything that they receive over $20,000 must go to the state fund.
So, what’s the mortgage company’s motivation to profit on the sale? Absolutely none!
In addition, mortgage companies are in the business of giving loans…Not selling properties. They want to get rid of these properties as quickly as the can, and this is why they rapidly drop the asking price over a short amount of time. They want to get the property SOLD!
